Your asset is a financial engine first, a lifestyle bonus second.

  • Give more weight to rental demand, service charges and exit liquidity than to lobby marble and pool shape.
  • Favor 1–2BR units in communities with proven tenant depth over unusual layouts that look cool but are hard to rent.
  • Stress‑test payment plans and FX: your return dies if you are forced to sell at the wrong time. Design impresses buyers. Liquidity rewards owners.

Your asset must work as a home you would actually stay in

  • Give more weight to layout, light, noise level, schools and commute than to headline yield.
  • Accept that a slightly lower raw yield can be fine if the home serves your life well.
  • Ask: ‘Would I be OK living here for 3+ years if my plan changes?’ If no, don’t shortlist it.
